Prices Increase in Denver CO. Home Market: More Good News for Buyers & Sellers

Denver Co. and Charlotte NC were the only two real estate markets out of 20 U.S. cities examined, to show a month-to-month residential home price increase.  According to the latest Standard and Poor/Case-Shiller national home price index, Denver’s home prices inched up a modest  tenth of a percent.

The Denver home market also fared better than any of the U.S. cities surveyed in year-to-year price declines.  The S&P/Case-Shiller home price index notes a 5.5% decline in the Denver home market when comparing March of 2009 with March of 2008.

This most recent study, coupled with national real estate expert Barbara Corcoran’s recent announcement that Denver is poised for a housing recovery, support what I have been seeing on a local level.

Homes under $250,000 in decent Denver neighborhoods are moving quickly and receiving multiple offers when priced correctly.

Recently, I was contacted via e-mail by a person claiming to be His Royal Highness, Prince Alwaleed bin Talal, of Saudi Arabia.  Apparently, this alleged Prince found my profile on Welcommat.com (a video real estate site) and was looking for homes in Denver to house his mistresses.

Oh yes, this was the reason he needed complete secrecy and confidentiality – he did not want his ex-wife to know he was purchasing properties for his mistresses.  Of course, I was the “one” who could be trusted with such confidential matters -

I’m pretty sure Saudi Billionaires don’t randomly select Denver real estate agents from the internet.

That said – curiosity got the best of me so I decided to play.  I corresponded with this guy late night so it would not interfere with my non-imaginary business. Interestingly, this “Prince” got seriously ticked-off if my responses to him were less than what he perceived as timely.

He gave me the search criteria for the four Denver homes he wanted – HA, no price cap… I sent him 10 homes meeting his criteria. He said his children and mistresses picked out the four he wanted to purchase.  Admittedly, I calculated my commission and suffice to say my eldest would no longer have to attend an in-state school!

I Googled like crazy to find a similar real estate scams with the outlined conditions or the name of the Prince in question to no avail.   It seemed evident that this was some type of Nigerian scam and it was only a matter of time before I would be required to deposit money in an off-shore account.  I get a zillion bogus “inheritance” or “you have won the lottery” scams in my junk mail.  This one was different or this guy was just better…

So, in order to purchase these four homes, I would need to go through his trusted solicitor.  And, no, neither he nor his solicitor wanted to come to Denver.  Rather they wanted me to travel to Saudi or Italy to complete the transactions. By this time, “Gordon” the Solicitor, and I were having regular phone conversions. I traced his number to Italy but was unable to identify the business he allegedly worked for in any Italian business directory.

Gordon the Solicitor could give no concrete reasons as to why I must travel to meet him and His Royal Highness, other than they were “very busy men.”  Ok, so I suggested the Prince send his private jet or at the minimum round up some first class tickets to send my way.  No, no, I would be fully reimbursed once I meet them overseas. 

This is where I thought the con might be different than my initial hunch.  Could it be worse?  Did they pick me out to smuggle, run drugs, or was it indeed a sophisticated Nigerian con??? 

I called the FBI Denver Field Office and they had no idea as to what these con-men where after.  I called the Saudi Embassy and they confirmed it smacked of a swindle but were not sure of what variety.  Lastly, I called the real His Royal Highnesses holding company who positively said it was a scam – again no idea what kind.

If any readers have any brilliant ideas as to what these swindlers were up to, I would love to hear your theories.

Denver Gardening Endless Summer Hydrangea

Gardeners moving from other states, (especially those from warmer climates), to Denver might be surprised to learn that just because a garden center (usually a big-box store) sells a plant, it doesn’t necessarily mean you can just plunk it the ground and achieve beautiful results.

13 years ago I moved back to Denver after living and learning to garden in Orange and Marin counties in California.  I was delighted to see many of my favorite plants, vines, and bushes available in Colorado.

After purchasing local Front Range gardening books, I made the unfortunate discovery that the following plants, which are considered perennials in CA, are usually treated as annuals (and grown in pots) in the Denver area.

Be Wary of Planting these Common Plants found in Denver Garden Centers:

Bougainvilleas

Lily of the Nile (Agapanthus)

Blue Potato Vines (Solanum Rantonnetti)

Tropical Hibiscus (as opposed to the hardy hibiscus)

Hydrangeas (Yes, there are some types of hydrangeas that do well in Denver conditions – in particular the Annabelle, Limelight, or Oakleaf varieties.  I’m talking about the vibrant blue or pink mophead or lacecap (macrophylla) selections found in moist soils throughout the country.  Some Denver gardeners have had good luck with the mophead Endless Summer but mine died after a few months in my Highlands Ranch backyard.

“So, How’s the Denver Market?” May 2009

All data taken from:  Metrolist, Inc. on May 5, 2009.

Current active inventory is at a 6 year low with single family and condo active units totaling 21454 down from 22537 one month ago and a 21.26% reduction from May of 2008. This is also the first time in a decade that May inventory was lower than April inventory for any given year.

  • Homes under contract are up 9.28% over April of 2009.
  • The number of homes closed in April of 2009 was 3.48% increase over March of 2009.
  • In 2009, 69.02% of all the homes sold in Denver have been priced from zero to $250,000.
  • Home priced between $250,000 and $500,000 made up 25.13% of the homes sold in Denver.
  • Conversely homes priced above $500,000 in the entire Denver metro area accounted for 5.85% of home sales in 2009.
  • The market is seeing multiple offers in the lower price ranges indicating price appreciation is occurring now at the entry level prices which will translate to more sales in the spring and summer.
  • $8000 Tax Credit for First Time Homebuyers will give a jump start to homes priced under $400,000.

This chart shows the number of homes that are on the market in the month of May for each year.  Denver is experiencing a declining inventory market, especially in the starter price ranges.  This means multiple offers and appreciation on starter homes.  When a seller can sell they move up.  It takes about 6 months for every $250,000 in price increase to start to sell faster.  Currently there is a 3.62 month supply of homes below $250,000 causing buyer to move faster on making offers and increasing prices.

Inventory still drives real estate; look at the decrease from April to May of this year.  First time in 10 years inventory has decreased from April to May.

Why should buyers buy in today’s real estate market?

Become a pre-approved buyer. With lending guidelines changing daily, being approved will allow you to look like cash to sellers which helps you make a deal.

  • Plenty of inventory in upper price ranges. This is where the largest discounts in prices are occurring.
  • Real estate is a finite product that will rebound in value. Buy now and take advantage of your buy low, sell high ability today.
  • Lock in your low interest rates that are available today.
  • Ask for terms from sellers to meet your financing needs.
  • Ask for a Carbon Monoxide detector with your inspections at the seller’s expense to install before closing. Make sure you ask for the detectors that are wired with the other ones in the home.
  • If you are a patient buyer, short sales and foreclosures will afford you the lowest prices to buy homes, but you must be knowledgeable of the short sales process to really take advantage of this opportunity.

Why should sellers sell in today’s real estate marketplace?

If you own a home priced below $300,000, your chances are improving daily to sell for the highest possible price in 3 years.

  • Selling now gives you the ability to buy a home at a discount.
  • Do not over react to any offer. Buyers are like any other commodity. When there are fewer of them, you must be open-minded to them all. Doesn’t mean you have to accept their offers, just be open to looking at all and countering them all if necessary.
  • Hire a Professional Stager to help your home be the best conditioned home in your area.
  • Appraisal guidelines have changed May 1, 2009. Consider getting your home appraised to allow you to best position the home and offer the buyers a sensible way to make an offer.
  • Compare your homes to proven entities not listed entities. This will create less stress in the sales process, as that is what buyers are looking at to make an offer.
